Hilton Head Properties R & R has gained a reputation for providing unparalleled hospitality to both rental guests and property owners alike.

Hilton Head Properties R and R is a vacation rental company that was founded by four long-time Islanders who were determined to address the issues of high expenses and poor maintenance prevalent in the industry.

Each founder brought their unique expertise to the table. One had extensive experience in second home maintenance, another had served as a customer service representative for over 1400 individuals, the third was a visionary who brought the team together, and the fourth had over 30 years of real estate marketing experience for the properties now in their rental program. Together, they built a team that upholds the founding principles of the company.

They strive to be dependable guardians, going above and beyond to create raving fans and make everlasting memories. They value forming partnerships that matter and offering quality places. Meet the Team


Robbie Bunting


As Broker in Charge with Hilton Head Properties Realty and Rentals, I work with both companies. Providing the highest level of service with one stop shopping for our clients; including rental management, property maintenance and all services that apply to real estate ownership. Robbie believes in providing the highest level of customer service possible with excellent communication as his main key foundation. Robbie has been a real estate broker on Hilton Head Island for over 35 years. Having a deep level of local knowledge about the Island’s properties and culture. Robbie graduated with a bachelor’s degree in finance from Marshall University in Huntington, West Virginia.


Jane Hyers


Jane is a licensed Realtor who has worked with Robbie Bunting since 2004, assisting buyers and sellers in all aspect of the real estate market. Jane believes in helping in any way possible, landing another perfect job in her life where she can go the extra mile. Jane is a member of the Hilton Head Area Association of Realtors. Jane graduated with a B.A. in Sociology and a minor in Anthropology from the University of Dayton.


Darcey Sundling

Partner/ Property Manager-in-Charge

Darcey is the Lead Property Manager and Partner at Hilton Head Properties R and R. Darcey has been in the Real Estate industry on Hilton Head Island for over 8 years, and her customer service is awesome!


Terry Sundling

Partner/ Maintenance Manager

Terry is the Maintenance manager and partner, who works with owners to facilitate repairs, upgrades, and work orders to keep their vacation property in pristine condition. Terry believes in proactive maintenance for properties to head off issues before they impact rental revenue. Terry has built an extensive resume backing up his position with 35 years of experience with new construction, remodel, kitchen and bath installation, framing, HVAC, plumbing, electrical, electronics and many more aspects of homes. Terry has been in property management and property maintenance for most of his career spanning 35 years. Terry attended the university of South Carolina, TCL and numerous certification courses including mold mitigation, computer sciences, safety certifications etc.


Lillian Robbins

Accounting Services

Lillian Robbins is the Accountant of Hilton Head Properties Realty and Rentals in the areas of accounting, payroll, and financial services. Lillian believes discipline is doing what needs to be done, even if you don’t want to do it. Lillian has worked and supported the Team for the last five years. Lillian has forty plus years’ experience in the areas of Real estate, Entertainment and Corporate accounting. Lillian holds a BS in Accounting from Carnegie Mellon.


Patti Landers

Property Manager/ Vacation Planner

Patti is a Property Manager working with a team to help manage and facilitate private homes and villas. Assisting with on boarding to our portfolio, any communications with Vendors or Regimes to assisting with questions regarding financials. As well as processing reservations for their properties and ensure all our policies are in place. Patti believes her years of experience are beneficial. Having the homeowners’ best interest, treating their home and circumstances as if it were her own. Helping plan vacations has always been a great passion of hers. She feels she can combine her passion with helping homeowners’ and making their investment a success. Problem solving and defusing situations is her specialty. Patti is a licensed Property Manager in the State of South Carolina. She has lived on Hilton Head Island for the past 9 years. Working in and around property management since 1985.


MaryRose Heffner

Vacation Planner

Maryrose is a Vacation Planner of Hilton Head Properties Realty and Rentals. Having been crafting dream vacations for guests since March of 2020. Maryrose believes quality over quantity, which allows her to bring a Five-Star class mentality to the guests and owners. Having been a member of the Million Dollar Club, Maryrose attained the top sales agent for 10 consecutive years with Wyndham Vacation Rentals. Originally from Boston. Massachusetts, Maryrose moved to Daufuskie Island. Living on Daufuskie for 26 years before moving to Hilton Head Island, bringing both knowledge of Hilton Head and Daufuskie. Maryrose graduated with a Bachelor of Science from Salem University.


Josh Kevra

Property Manager/ Maintenance

Josh is a Property Manager who works with owners and guests to Inspect and Manage Properties. Josh is an Eagle Scout, believing that being hands on with properties is key to provide the best possible service to our guests and owners. Josh is a trained Property Manager working alongside Darcey the Property Manager in-charge. Josh holds a Certificate of Basics in Electrical Wiring from Technical College of the Lowcountry.


Brian Gibson

Maintenance Technician

Brian Gibson is a Maintenance Tech who works with any issues that may arise during any tenant stay. Brian believes his job is important to make the guests stay as comfortable and pleasurable as possible. Brian is a United States Air Force Veteran who fought in the wars of Kosovo, Afghanistan and Iraq but his biggest accomplishment was helping with the capture of Osama Bin Laden. Brian is trained and certified in commercial and industrial Electricity and HVAC. Brian holds a degree in Commercial and Industrial Electricity from Midland Technical College.

Realtor/Associate Broker

Brandon is a Realtor & Broker associate who works with buyers, sellers, & investors to help them achieve their lifestyle & investment goals on Hilton Head Island. Understanding what it takes to be successful, regardless of market conditions, prides himself on going above & beyond client’s expectations. Having sold over $40 million worth of real estate in 2021 & 2022. Brandon, being a real estate investor & owner of serval short-term rental properties; gives him the expertise to help clients reach their investment goals. Brandon graduated with a Bachelor of Science in Business Management & Entrepreneurship from Clemson University.


Tammy Zook

Administrative Assistant

Tammy is an Administrative Assistant working with Brandon Greenplate to coordinate transactions and keep the office running smoothly. Tammy believes that the number one priority is the client and assisting them in obtaining their perfect dream home or short-term rental investment property. Tammy has extensive previous experience in commercial real estate in the shopping center and office industries, as well as several years of property management experience.


Evan Greenplate


Evan Greenplate is a real estate sales professional who works with a variety of buyers and sellers to help them reach their lifestyle and investment goals on Hilton Head. Evan believes that every person has unique needs when buying real estate and his goal is to help find the perfect property for every client. Evan has garnered experience in all areas of real estate over the years including property management, commercial construction, and sales. He has had the pleasure of assisting many clients and is looking forward to serving many more to come.


Amber Cole

Realty Office Manager

Amber is the Executive Office Manager for the Realty side of Hilton Head Properties. Working alongside with Robbie Bunting in real estate and property acquisitions. Amber brings her knowledge of banking and Association Management, utilizing her Certified Manager of Community Associations and Association Management Specialist. Amber believes that actions speak louder then words; driving her to go above and beyond any expectation or goal set before her.


Bruce Tuttle

Realtor/ Associate Broker

Bruce Tuttle is a REALTOR and Associate Broker at Hilton Head Properties Realty & Rentals. As a long time, island vacationer turned property owner, Bruce has a unique perspective that sets him apart as a real estate agent with an innate understanding of homeowners’ needs. Being a full-time island resident since 1979 and a licensed real estate agent for over 30 years enables Bruce to show clients a turnkey process for all property owner lifestyles. Bruce specializes in “lock & leave” fractional ownerships, investment properties, 2nd home locations, and full-time residences. Bruce has earned his “Resort/Second Home Property Specialist” designation as well as his “Certified Luxury Home Marketing Specialist” classification. Bruce graduated with a Bachelor of Science in Business from Michigan State University.
