Villa rules for Sea Cloisters are attached to the rental agreement.
OUR HOURS: The office is open Monday thru Saturday from 9:00am to 5:00pm. You are able to make reservations 24 hours a day online at our website: www.HiltonHeadPropertiesRandR.com. You are allowed to book your reservation within 7 days of your stay at current rates.
CHECK IN: Occupancy is not available until property is declared ready by agent. No exceptions to this policy will be made. We will make every effort to have all properties prepared for your arrival but we cannot guarantee it. We will e-mail your complete check-in package to you once your final deposit is received (*Full balance must be paid 30 days prior to arrival and rental agreement signed and returned).
CHECK OUT: Guest not departing on time are subject to additional charge of $500.00.
ADVANCE RESERVATIONS: Current guests have the first option to rebook the same property for the following year at the same rate if the property is available. The advance reservation must be made within 1 week after the current year’s departure and deposits must be received in 14 days.
RATES: We act as an agent for individual property owners. We are not responsible for typographical errors in the brochure or on the Internet. Published rates are weekly (Saturday to Saturday) and reflect payments made by cash/check. All rates, taxes and fees are subject to change without notice. All of our properties rent on a weekly basis (Saturday to Saturday) from June 1 – August 31.
PAYMENT POLICY: A deposit of 50% of the total price is required for all reservations within 14 days of making the reservation. The deposit includes departure clean, rental insurance for damage and 50% of the tax. The final deposit is due 30 days prior to arrival. Reservations and deposits made within 30 days of arrival must be paid in full by credit card at the time of booking.
CANCELLATION POLICY: For a refund of monies, cancellation must be in writing and received 60 days prior to arrival. Cancellations made outside of 60 days are subjected to a $300 cancellation fee. For cancellations made between 60-30 days from arrival will forfeit 50% of their deposit. For cancellations made 30 days or less of arrival, the cancellation fee will be the forfeiture of the entire deposit. Please see section below for the monthly rental cancellation policy. Cancellation Insurance is available for an additional fee. (This insurance is available only to guests who reside in the U.S. and Canada. Third party reservations are also not eligible.) No refunds will be given for early check-outs or no-shows.
METHODS OF PAYMENT: We accept check, wires, Visa, MasterCard, American Express and Discover credit cards. Make checks payable to Hilton Head Properties R&R. Please remember to include your reservation number on your payment. All payments must be paid in U.S. dollars. There is a $50 handling fee for all returned checks. Hilton Head Properties includes rental insurance for damage on all properties rented for over 3 days.
MONTHLY RENTALS: A 50% prepayment is due at time of reserving. Full refunds less $100 are available for cancellations over 90 days. Cancellations less than 90 days will result in loss of all deposits plus $100. There will be no refunds for early checkouts, no-shows, or inclement weather. Damage insurance is included in the rental rate.
TAX: A Town and State tax totaling 11% is added to all reservations unless the guest stays over 90 consecutive days.
THE VACATION FEE INCLUDES:
- Express check-in and check-out – once your full payment and signed Rental Agreement is received you will receive your key code either by email. You will also receive directions and a gate pass (if applicable) to your rental property, maps and Island information prior to your arrival via email.
- Bed Linens – Beds will be made with clean linens prior to arrival
- Bath Towels – 2 bath towels, 2 hand towels, and 2 wash clothes are provided for each guest.
- Kitchen/laundry Starter Amenities: 2 dish towels, pot holders, single use of dishwashing and laundry detergent, 2 rolls of toilet paper per bathroom, paper towels, box of facial tissue and sink soap.
- Departure Clean – Please strip all beds slept in and place linens and towels in laundry room. Place all dishes in dish washer including coffee pot and run.

- Preferred HH R&R Guest Cards(coming soon) Will offer discounts for golf, restaurants, shopping, bike, beach rentals, baby rentals, water sports and much more!
- Hilton Head First Day Wakeup – Includes Starbucks Coffee setup with filters, sugar, and powdered creamer.
- Peace of Mind: Hilton Head Properties Realty and Rentals includes in the Vacation Fee protection for any accidental damage occurring in the home or villa during your stay when reported before departure.
