RENTAL POLICIES AND RULES:TO GUARANTEE YOUR RESERVATION: Advance deposit equal to 1/2 your total reservation.   Full payment of rent is due 30 days prior to your arrival unless other arrangements have been made at the time of reservations.  You must be 25 years of age or older to rent this property. You will be asked to leave with No Refund if this rule is violated. ACCIDENTAL DAMAGE WAIVER: Every guest reservation is required to include an Accidental Damage waiver of $100. This waiver will cover accidental damages to the unit during a stay up to $500. If the damage to the property exceeds $200, the guest is responsible for the balance and the pre-authorized credit card we have on file will be charged. All damages must be reported to manager by each guest immediately in order for the waiver to cover the damage. This Damage Waiver does NOT cover intentional damage, theft, or excessive cleaning, or any damage or flea infestation caused by a pet. Please do not hesitate to report an accident as this waiver is in place to protect the property but also encourage guests to work with the managers. DAMAGE: Any damages found upon arrival need to be reported to the office at (843)785-2242 by 8 a.m. the day after arrival so you are not charged for damage you did not create. Guests will be responsible for any damages or theft thereafter. Accidents causing damage need to be reported upon occurrence by calling (843)785-2242. CANCELLATIONS: For a refund of monies, cancellation must be in writing and received 60 days prior to arrival. Cancellations made outside of 60 days are subjected to a $300 cancellation fee. For cancellations made between 60-30 days from arrival will forfeit 50% of their deposit.   For cancellations made 30 days or less of arrival, the cancellation fee will be the forfeiture of the entire deposit. Please see section below for the monthly rental cancellation policy.  Cancellation Insurance is available for an additional fee.  (This insurance is available only to guests who reside in the U.S. and Canada. Third party reservations are also not eligible.) No refunds will be given for early check-outs or no-shows. Trip Insurance We recommend purchasing travel insurance to protect the payments you’ve made under this Agreement in the event you may need to cancel. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Hilton Head Properties R and R is not the policy provider. CHECK-IN TIME: 4 PM – if you would like to request early check in please call one of a vacation planners a few days before checking in to see if that service is available, this is not guaranteed. CHECK-OUT TIME: 1o:00 AM – if you do not depart by 10AM you will be charged an additional 1/2 night’s rate and if you do not depart by 12pm you will be charged a full night’s rate and are still required to vacate property. RENTAL RULES: Our properties have rules and information you will be given prior to check-in.  Smoking (and vaping) is not allowed in any of our properties. Please note that if you bring a pet to any unit that does not allow for pets you will be charged a minimum $500 to your credit card. Additional charges maybe incurred if damage or association fines occur. All our properties are privately owned and require a security deposit for loss and damages if you elect not to purchase the Damage Protection Insurance.  Please click here for some of our House Rules.
